The Marina Style house is found throughout San Francisco. It was the prevailing architectural style of the 1920s and 1930s and is characterized by a garage opening at street level, with a row of angled bay windows that span the width of the façade at the first floor.

Our Noe Valley Project required an expansion of an original Marina style property to add a new basement floor, provide a generous modern living space with stylish finishes.

Background

This was a complete overhaul of a mid-century Marina style home in the Noe Valley neighborhood. The project required a complex excavation process to add a new, full ground floor and allow the property to undergo a complete face lift.

Challenges

The aging property required a detailed and thought-out process to reach client’s goal of expanding within the original property’s limits. Project required excavation, new foundations and structural steel beams.

Results

The property underwent a complete and comprehensive refurbishment. The original property was brought completely back to studs. The aging property required a detailed and thought out process to reach our goal of expanding within the original property’s limits. Completed with new foundations and structural steel beams. The new steal beams allowed the old post and beam look to be eliminated to give the property an open floor plan on the upper level. Completed with new La-cantina door to open up kitchen to deck open space living. Additional Victorian trim finishes with glass rail systems gave the property a mix of modern contemporary look with touches of Victorian finishes throughout the property.
