This Inner Richmond Project was a full remodel of an Edwardian Style House which is found throughout San Francisco.

It brings a fresh and invigorating lifestyle to the Inner Richmond while retaining the original Edwardian charm.

This project features an array of customization, from the grand entry staircase, to the wrought-iron accent paneling on the exterior, providing for a unique living space that is modern, comfortable and elegant.

Background

This was a complete remodel throughout with expansions upwards into an existing attic space and outwards at rear of the property.

Challenges

Interior walls were removed to create a more open-plan, modern interior layout – this required structural supports and seismic structural upgrades.

Floors needed to be lowered in lower level to create extra headroom. Excavation and a new foundation was required throughout the lower level.

Dormers were added to completely transform the attic space into a full master suite and help capture spectacular views of the surrounding neighborhoods.

Results

The two main floors of the property are now completely open plan. Due to the new structural supports, the property is now more structurally sound than before.

The impressive kitchens feature an abundance of storage, a large island and professional-grade appliances. The great room is a remarkable refuge from the bustling city, boasting a large open living/dining area with a custom hearth and fireplace paneling. The lower unit has exclusive use to the lovely, landscaped walk-out garden with artificial turf and fire pit. The upper unit features picturesque vistas towards Twin Peaks and grand-scale living.

These residences were constructed with the utmost care and skilled craftsmanship using the finest materials and techniques. A true reflection of OARCON’s ability to transfer a building into a new home.
